Pacific Beach is arguably the most walkable town in San Diego. Less than a mile to the beach and the bay. Everyone here lives outdoors, on their bikes, skateboards, skates/blades, gold carts, etc. It's energetic, has a diverse crowd (don't let anyone tell you 'it's a college town' - I lived in THIS house for 15 years), and you can get your daily staples shopping done on foot or two wheels. Primary bedroom sits right off the back patio, facing south - I always kept the backdoor open, even in the winter and the fresh air and morning sunshine made this a San Diego DELIGHT, for sure. It's a small house, which is why it's generally under market price for a 3 bedroom in this neighborhood - and it's really the only one of its kind with GARAGE PARKING, LAUNDRY, and a YARD in FRONT & BACK. A dream for dog owners (I had FOUR at this house at one time ;) ). I've lived in the house with two friends before, while I had three of my dogs, and it's really doable. The front and back patio really act as living space, so you can almost double the square footage of the house that way.
