No pets, no smoking and no vaping 12 month lease, tenant agrees to a deposit of $2,000.00 ( plus first months rent) before taking possession of the rental as security for resident's fulfillment of the condition of this agreement. Deposit will be returned to the tenant after the tenant has vacated rental and rental is inspected by owner. Deposit may be applied to satisfy all or part of tenant's obligations and such acts shall not prevent owners from claiming damages in excess of deposit. The rent shall be $2,000.00 on a monthly basis and is due on the 1st of each month. Cash, Check or Money Order. There will be a late charge of $150.00 after (5) days of the due date. Tenant must give (30) days written notice and must have lived at the address for a period of at least 12 months. Tenant will be responsible for leaving a clean house and lot at time of move out. Tenant is responsible for maintaining a clean lot free of trash and debris. Lawn care by Tenant or Landlord. No appliances, furniture boxes, storage containers or other objects may be stored outside the house at any time. Tenant is responsible for their own garbage pickup and should secure can in such a manner as to prevent access from animals. ALL appliances, light fixtures (to include LED bulbs) remain with the house. No commercial work allowed on premises. Junk vehicles, cars, boats or equipment will not be allowed at any time. No childcare operations of any type will be allowed. Only (1) single family unit per house. Should tenant fail to comply with lease agreement and account is turned over to collections, tenant will be given a notice to vacate and will be responsible for all costs of collections. No pets allowed in the rental house. No livestock (to include chickens) on property. No hunting, shooting or trapping of any kind allowed on property. Tenant is responsible for maintaining smoke detectors and fire extinguishers in the rental house AND CANNOT HOLD OWNERS RESPONSIBLE. No smoking or vaping in house. If house has been smoked in, security deposit will be forfeited. Tenant is responsible for all utilities, house is total electric with Georgia Power. No dish services will be permitted to be attached to house or roof.
