    New to the Market! An Investor’s dream come true! A true turn-key property! This is an 8 bedroom, yes 8 bedrooms, 2.5-bath lovely home in the heart of West Marietta and in the highly sought after Cobb County too. The Historic Marietta Square is 3 miles away, Life University is 5 miles away and Truist Park (the Braves Stadium) is 6 miles away. The front of this house is the original ranch-style of 4/2.5. The previous owner enclosed the one car garage which can be turned yet into another bedroom and has its own entrance/exit! The kitchen is quaint, has a walk-in pantry, large enough for the second refrigerator and additional storage for pots and pans and dried foods. Beyond the kitchen, a new addition was built and on the first floor is a spectacularly large family and dining room which can seat more than 15 people! On the same floor, there is a very large bedroom (bedroom #5), a storage room, and a great office. Going up the stairs, there is bedroom #6 which fits two twin beds, bedroom #7 is very large and has two sets of closets, and bedroom #8 is large too. Next is another great sized office and then a full bathroom. To enter the backyard, you have not one but two sets of French doors that open to a big patio. Wait, there’s more! There’s 1/2 acre of land so the sky’s the limit! Room for a garden, room for game playing, not 1 but 2 tool/garden sheds and a playhouse loft too! Now, let’s get to the business aspect of this investment. Most of the house has been an Airbnb while a couple rooms have tenants (who were once Airbnb guests) along with the owner’s room and a family member. There is no HOA! With the exception of the owner’s room, all the bedroom furniture, tv’s, desks, chairs, the front living room and kitchen furniture stays, the 2 refrigerators, microwave, Keurig, pots and pans, linens, towels, curtains, washer and dryer, and cleaning supplies stay as well. Every night is basically booked already until the end of July. The ads are placed for rooms only; you would think the house would be very crowded or loud, however if you did not see the driveway of cars (newly added driveway to allow an 8-car parking), you would never know there is anyone in the home. Keep in mind, when someone searches for a room in Marietta on the app, this home is the first one to pop up on Airbnb due to the low rates. The rooms are priced based on their size, the number of guests for each night and lastly, for short and/or long-term stays. Room rates vary between $35.00-$55.00 per night. The owner can offer ad listings and all auto set communications if interested. EX: $40.00 per night x 8 rooms = $320.00 per night x 30 days = $9,600.00 a month. This is on the low end. There are loan programs that are not income or asset based of which can go up to 90% LTV without even requiring reserves from some lenders. There are, however, some requirements. You ask why would the owner leave this cash cow? Due to a family member’s passing, the owner has been given the home they grew up in which is in another state.
