The home was built in 1997 to the newer California energy efficiency standards. The house is very easy to heat and has a nice southern exposure and great mountain views. The sun quickly warms the upstairs living area which is light and airy. The fireplace is a high-efficiency gas fireplace that can heat the upstairs. The house also has a surround sound system that sounds amazing. New carpet was installed in February 2018. The master bath has a two-person Jacuzzi tub and a separate shower. The two other bedrooms are downstairs and share a separate bath. The 1/2 bath is located upstairs so that guests can visit without entering the master bedroom and bath. There is a wine barrel natural gas fire pit on the back deck and a natural gas grill so you never have to worry about being out of gas. The neighborhood is a locals neighborhood and has kids and families. There is great mountain biking across Pioneer Trail and all the way to the Nevada line, the house is far enough from Pioneer Trail to be quiet. The house has two escape routes from traffic, Pioneer Trail and Highway 50, so usually, there is a way to get around traffic....except Sunday at 1100 on a powder day. The house is cedar siding and I stained the southern aspects about two years ago, I used Penafin and it looks great. I don't know of any outstanding maintenance. The house is in great shape and ready to move in and enjoy Tahoe for summer!
