Rental Application Requirements: A completed application is required for each adult (18+), along with the names of all dependents. Provide a detailed residential history covering the past five years. Submit a government-issued photo ID. Proof of household income must demonstrate at least 3x the monthly rent. All pets or animals must undergo an application and screening process handled by a third-party provider at petscreening .com. A profile is required for all applicants, including those without pets or animals. There is no fee for service animals or applicants without animals. Qualification Criteria: A Vantage 3.0 credit score of 680 or higher is required. Household gross income must exceed 3 times the monthly rent. No previous evictions, housing-related judgments, or collections. No active bankruptcies. Pets under one year old and certain restricted breeds are not permitted. Restricted breeds include, but are not limited to: o Doberman, Mastiff, Boerboel, Rottweiler, American Bulldog, Presa Canario, Pitbull (and similar terrier breeds like American Bully, Staffordshire Terrier), Dogo Argentino, German Shepherd, Husky, Bandog, Wolf Hybrids, Fila Brasiliero, Tosa Inu, Akita, and Chow Chow. Positive references from current and previous landlords are required. Homeowners are also welcome to apply. Applicants must be prepared to move within 20 35 days of viewing the property. Additional Terms: Renters must maintain or obtain insurance with a minimum liability coverage of $100,000. Applications that remain incomplete for more than three days will be declined. The requested lease start date may influence eligibility. Preference is given to those who can move in near the property's availability date. Ensure all information in the application is accurate. The name on the application must match the documentation provided. Discrepancies or errors may delay processing.
