This house has been very comfortable for my family of four. It has three bedrooms and two full baths. The kitchen and dining area have green tile. The living room, hallway, and two bedrooms have new laminate wood flooring as of 6/20 while the master has painted concrete flooring. The electric bill is between $100-$200 year round. The gas bill (stove, water heater, and heat) runs from $30-$70 for us depending on the time of year. Centerpoint Energy, Entergy, and Kingsland Water for utilities. Very high speed internet available in this location (we have 15mbps dsl for $100 per month and can stream video to four or five devices at once with no problems). The stove and dishwasher are included with the house. The back porch is under roof. We have walled it in to create a home gym. A small window unit is hooked up to cool it. We use a small gas wall heater during the winter. The central heat and air unit is old and will most likely need to be replaced in the next few years. There is plenty of room in the back yard for a good sized fence for a dog and plenty of room for kids to play in the front yard. We have a covered shed in the back and half of it has a raised floor. We have friendly neighbors who watch out for our home when we are gone and are just across the road from the community storm shelter. The empty lot to the other side is owned by our family, so there will be an option to buy that as well for an additional $5,000. We have a 10 minute drive to Fordyce or Rison, a 35 minute drive to Pine Bluff, and about an hour and 15 minutes to Little Rock. We are currently working on several projects on the house including painting cabinets, finishing the back porch into a room, adding trim to the bathroom,etc. We will be slightly flexible on the price before these changes are made.
