PLEASE ALSO NOTE THAT CURRENT TENANTS WILL DEPART ON 6/16 AND A NEW ROOF WILL BE INSTALLED 6/17-19. EARLIEST MOVE-IN DATE WILL BE 6/20 OR 6/21 One-story-ranch style home with 3 bedrooms plus 4th bedroom or office with separate entrance / 2 baths (3/4 in Master bedroom) / kitchen with ceramic tile countertops & floors / Intimate Bavarian cottage feeling with wooden beamed ceilings / 2 brick fireplaces (one with wood stove insert & built-in bookcases; the other with potential for gas insert, if preferred)/ Beautiful original oak floors in living and dining areas as well as in master bedroom and one other / Laundry room with washer/dryer and easy access doors for small pets to fenced-in back yard / 1837 sq.ft. of actual living space PLUS two-car attached garage / Full attic with pull-down ladder for lots of easily accessible storage. Two or three pets allowed, depending upon size & type & behavior. HOUSE IS IN THE 3-TREE POINT NEIGHBORHOOD; ACCESS TO THE BEACH ON PUGET SOUND IS ACROSS THE STREET AND IS ONLY A 3or 4-MINUTE WALK AWAY FROM THE FRONT DOOR. In fact, enjoy a choice of FIVE DISTINCT WALKS --right out the front door-- among the hills or on the beach! Take the dog along (or kayak or scuba gear). All walks feature BREATHTAKING VISTAS of mountains and water. Or, relax in your lovely wooden-fenced back yard garden or sit on the front porch (or in the living room) and enjoy a quite "peek-a-view" of Puget Sound & Olympic Mountains--while, perhaps, eating cherries from your very own trees in the front yard. 50% of the bi-monthly Water fee and 100% of the sewer fee ( $108/mo) are included in the rent. Tenants are responsible for 50% of water usage. Electricity, Garbage, Gas Internet and/or TV service are the responsibility of the tenant(s). Please note that the House does not have AC, but it does have lots of windows, and since it is at the bottom of a large hill and close to the water, it is cooler than you might expect. NOTE: The owner is willing to install a Central AC system if a tenant with a two-year lease is willing and able to add $75 to their monthly rent. SUMMARY OF MAJOR LEASE TERMS: Lease terms include but are not limited to: 1. NOTE: the owner lives in Minneapolis; hence, current tenants have agreed to show the house to serious and qualified applicants. So, please follow these steps: A. Submit the on-line Zillow application B. If you think you have met the minimum qualifications (as described above) , go ahead and contact the current tenants to make an appointment to see the house on their schedule; for now that schedule is: 5/18, 5/22-26, and 5/30. (This procedure may change in June.) 2.a.If you have viewed the property and the entire lease and you have spoken with the owner on the phone and/or Zoom and have decided to move forward to rent the house, a non-refundable downpayment of $1000. will be required to hold a reservation on the property until the whole lease can be signed by both parties. Upon signing the lease this amount will be credited to the refundable security deposit. 2.b.Upon signing the lease, the first month's and last month's rent must be paid in full for the lease to be activated. 3. ALL PAYMENTS OF ANY KIND MUST BE PAID DIRECTLY TO OWNER VIA ZELLE. 4. The lease will include a prohibition against smoking or vaping in the house as well as conducting any kind of illegal business activity. 5. A nonrefundable cleaning deposit of 200. is required upon moving into the property. 6. These refundable security/damage deposit(s)are required: $500 per dog over 40 lbs, $ 300 per dog under 40 lbs, and $50 per cat. 7. The tenant agrees to assume responsibility for the first $400 of the cost to complete personally desired improvements and/or minor or ordinary repairs. Costs in excess of this amount will require the owner's prior approval of the project, if you want the owner to help pay for any part of it. For instance, if you want to paint a bedroom wall, go ahead and do so at your own expense. But if doing so is going to cost more than $400 and you may need to acquire owner's endorsement of the project before proceeding. Although obviously more immediate and important, the same principle and the same initial $400 applies to calling a plumber if a drain backs up--except that prior approval is not required. If the plumber (or other service person who has arrived on the scene wants to do more than is immediately necessary, calling the owner in advance of proceeding is still a preferred way of managing the situation. If the tenant agrees to subscribe to a public utility-based repair program and the owner agrees to the subscription terms, the $400 fee will be reduced to $250. (Having had such a subscription for over 10 years at his home in Minneapolis, the owner really wants to encourages this arrangement.) 9. 50% of by monthly Water fee and 100% of the Sewer fee (currently $108/mo) are included in the rent. The balance must be paid by tenant upon receipt of a copy of the bi-monthly water bill. Electricity, Garbage, Gas, Internet, TV are also the responsibility of the tenant(s). 10. Tenant is responsible for lawn maintenance. 11. Tenants are responsible for maintaining their own renter's home insurance--sufficient for their own life and health and their own property. 12. Tenant screening procedure may require letter(s)of reference for up to two recent rental contracts that have been completed or evidence of recent sell of privately owned residential property and/or other evidence of gainful employment or retirement or personal reliability--such as a "Reusable Tenant Screening Report". 13. Note: Between mid-June, if not earlier, and mid-July if not later, there will be some interior repair work taking place as well as a new roof being installed. This does not mean, however, that a new tenant(s) must necessarily wait until all such work is complete to move in. It does mean that they might have to endure the noise and traffic for several days or more should they want to move in before the work is completed. 14. Owner may be contacted by using the information provided in a section below. 15. Owner's screening criteria is three-fold: 1) determining probability of financial ability to meet responsibilities of the lease and 2) determining probability of caring for the property in such a fashion as to reduce the need for the owner to be too personally involved--i.e.ability and willingness to complete some home repairs themselves or to find other persons to do so. Owner remains responsible for all costs over $400. when he has approved any project in advance. 16.a. Note that a 2-year lease is preferable to the owner rather than a 1 or 1.5 year lease. If you are open to a 2-year lease, please say so in your application. 16.b. Note that credit scores of 700 or higher of all signatories to the lease is preferable to the owner. 17. I, the owner, live in MN. My tenants have agreed to show the house as long as visitors have already submitted an application to me via Zillow. My only criteria for leasing the house to a prospective tenant is that they are able to pay the rent based upon the information collected by a completed Zillow application.
