After using shared spaces such as the kitchen, living room, or laundry area, ensure they are cleaned and left in the same condition as before use. Quiet Hours: 10:00 PM 8:00 AM. Shared Spaces Living Room: Keep personal items in your room and treat shared amenities with care. Kitchen: Always clean up after using the kitchen. This includes washing, drying, and putting away dishes, wiping down counters, and disposing of trash. Laundry Follow posted instructions for payment and usage. Do not do laundry during quiet hours (10:00 PM 8:00 AM) to respect other tenants living on the same floor. Trash & Recycling Tenants are responsible for their trash. If the trash bin in the common area is full, do not stack it next to the trash can. Instead, take it to the trash/recycling bin located at the back of the driveway. Noise Policy Please keep music and TV volume at levels that do not disturb others. No parties or large gatherings are allowed. Safety & Security Lock doors when leaving and do not share access codes or keys. Familiarize yourself with fire exits and safety protocols. For emergencies, call 911 and notify management. Parking Street Parking: Free and available. Gated Parking: Available at a rate. Contact staff for details. Driveway Parking: Parking on the driveway is strictly prohibited unless explicitly authorized. Violations may result in towing at the vehicle owner's expense. Fines & Penalties Lost Keys: $100 fine for the physical key, $50 for the key fob, and $20 for the mail key. Mess & Trash Violations: If trash or the kitchen area is consistently left a mess, a $50 fine will be imposed on the responsible tenant. Repeated offenses may lead to lease termination. Parking Violations: Unauthorized parking, including parking on the driveway, may result in towing at the vehicle owner's expense and/or a fine of $200 per occurrence. General House Rules Violations: Any other violation of house rules may result in fines of up to $150 per incident, with repeated violations leading to further penalties, including lease termination. Early Check-In: Early check-in must be requested in advance and is subject to availability. If approved, a $25 additional fee will apply. Late Check-Out: Late check-out requests are subject to availability and must be approved in advance. If approved, a $25 additional fee will apply.
