Welcome to the fully furnished Garden Cottage Studio! A minimum stay of one month is required and longer stays are welcomed. This is a non-smoking, non-vaping, child and animal free zone. Note: the Garden Cottage Studio is for single occupancy only. This backyard retreat has all of the amenities you need while enjoying a one of a kind experience in a beautiful setting! Nestled under giant oak trees and a peaceful backyard, our cozy Garden Cottage Studio is spacious and private. It's within walking distance to all the fantastic restaurants and coffee shops Auburn has to offer! It is also an easy walk to the most beautiful hiking trails in the American River Canyon. It's the perfect sanctuary for much to embark on your foothill adventures! The Garden Cottage Studio is a cozy, beautiful place. The fully equipped structure is insulated and contains a mini split system for your comfort, and soft carpets over hardwood flooring. And it has a comfortable queen bed that awaits you for rest and restoration. The fully functional bathroom is equipped with a shower, and the kitchen is equipped with sink, a refrigerator, a microwave, induction cooktop, as well as an instant pot and toaster oven. The unit is move-in ready, with linens, dishes, pots and pans, soaps, and shampoos and cleaning supplies. There is a shared washer/dryer on the premises that's available for your weekly use. For stays over a month, we provide a monthly cleaning, free of charge. Enjoy the outdoor space right outside your door with dining areas, patio furniture and umbrellas, lawn and gardens, hanging lights, fire, pit, and fountain! You will have your own parking space and entrance. The Garden Cottage Studio is your private oasis, in the backyard and completely separated from the main house. Quiet hours are from 10 PM to 7 AM to ensure that everyone on the premises gets the rest they need. Thank you for your consideration. Lease is month to month with either party able to give 30 days notice. First and last month's rent collected on move in day. Utilities costs are $100 per month, which include electricity, gas, garbage, water, and internet. Renter insurance is required. It is approximately $180 year. Maintenance will be covered by landlord. There are not pets, smoking, vaping, drugs, partying. This is a property shared by other renters in private units and quiet hours are 10pm-7am. The space is set up for one person only. One car parking is available. Tenant is responsible for disposing trash responsibly by fastening garbage can to prevent tempting wildlife.
