    This property checks all the boxes: off-street parking for three cars, three full bathrooms, central HVAC, newer appliances including a new dishwasher, new carpeting and paint, new blinds. In house washer and dryer. The value of the three car parking is $150-$200/month and if you compare this place to others without parking in the $2,400-$2,450 range, I think you'll find this property still be of a better value. The property is located in a quiet section of Manayunk with easy access to both train stations, I-76, and back ways out of the city or into center city. That said, if you aren't familiar with the traffic heading on to I-76 in the mornings, you may want to look in an entirely different neighborhood if your morning commute requires I-76. A general familiarity with Manayunk helps with the move, while this house, its bedrooms and closets are larger than most places you'll find in the neighborhood, it is still a bit tricky moving in large pieces of furniture; specifically a box spring/mattress riser will not make it to the second floor. The first floor has a living room, full dining room, kitchen, and full bathroom. The second floor has two bedrooms and a full bathroom. The third bedroom and full bathroom are on the third floor. The home is wired for both Comcast and Verizon. Not much more to add, the property will speak for itself. Please provide some additional information about yourself to expedite the leasing process - where you currently live, work, etc.; interest in the neighborhood. If you have a LinkedIn page, please send a link. I won't perform a full-blown credit check but providing this information will help both of us and result in seeing the property quicker. This is a twelve-month lease for $2,600/month. I am open to longer leases and the monthly pricing can be lowered for a two-year lease. Tenant is responsible for utilities. Utilities can be put in the tenants name or included in the monthly rent. Electric, gas, and water run about $300-$400/month depending upon the season - higher in the winter and summer. The lease is the standard PA residential lease agreement from The Landlord Association of Pennsylvania.
