We are seeking a respectful, independent, friendly, clean, and easy going individual to fill 1 bedroom with shared bath (shared with 1 female tenant) available for rent in single family home. Conveniently located near the 17/280/880 junction, minutes away from Santana Row/Valley Fair, downtown San Jose, and the Pruneyard. For added convenience, we have assigned parking on property for tenants and ample street parking during the day for guests. Large, enclosed back yard with fruit trees (peach and orange). Individuals must be okay with animals (1 cat and 2dogs). :) Landlord limits one individual per room. Rent is $920/month. You will be signing onto a joint lease starting August 1, 2025, terminating on July 31, 2026. Rent does NOT include utilities (which averages between $100-$150/mo. more). Full access to shared refrigerator, gas range and oven, microwave, washer/dryer. Landlord lives off property. Requires a non-refundable $40 application fee for background check, plus proof of employment/income and financial stability. Once your application is approved, 1st month's rent and a security deposit in the same amount is due at the lease signing. Happy to coordinate in-house showings with you schedule. Once your application has been reviewed and screened by the landlord, he will send you a link asking for permission to run a background/security check by a 3rd party agency. This charge of the background/security check (just under $40) must be paid by the applicant and will serve as the rental application fee. Tenants must help to maintain a clean and comfortable living situation. Any conflicts between tenants must be handled in a respectful and civil manner or can be escalated to the landlord, who will then decide further action, e.g. termination of lease.
