We are looking for someone to take over our lease at The Spectrum Apartments in Fayetteville, right behind Baum Stadium. The apartment complex is five minutes away from the University of Arkansas campus and MLK which offers many choices to eat. The complex is also right off of I-49's MLK exit. There is reserved parking for residents which are covered in your lease and is just a sticker that you put in your car window. Visitor parking is offered for your friends and family and there is close visitor parking around each building. Each building also has lots of grass surrounding them and almost always a few benches to sit at and grills that everyone is welcome to use. The complex also has a fenced in dog park, a sand volleyball court, a pool, gym, tanning bed, and office room that any residents can use. The renting lease is per person but me and my roommate both are looking to have someone take over our lease so that we can move into a house! Our apartment is a two bedroom, two bathroom unit that has a washer and dryer in the unit and a complete kitchen which offers a refrigerator with an ice maker, a microwave, a dishwasher, stove/oven, a large sink with flexible sprayer attachment, and plenty of cabinets and counter space. Your monthly payment of $629 is all inclusive which means that you are paying for rent, water, electricity, digital cable, high-speed internet, trash, and reserved parking for residents. Our apartment is a "B" floor plan and that just means that we have a closed floor plan which is a kitchen that tucks behind the living room. The bedrooms are large enough to comfortably fit a queen or king size bed and still have plenty of other room remaining. Each bedroom has its own personal closet and its own personal bathroom. The living room also has a small closet that you can store a vacuum, broom, etc. in without crowding your own personal closet. The living room and dining room offer lots of windows which allow natural lighting throughout the day. I have already paid the pet deposit, which will carry over to whoever takes over the lease, so if you have a pet that you would like to live with you then that is perfectly fine! You won't have to worry about paying the pet deposit but you will need to pay the pet rent, which is $20 a month. Normal rent for an apartment at this complex is $599 but we moved to an upgraded floor plan for $30 extra a month, which makes rent $629 in total. The upgraded version offers different paint throughout the apartment, granite countertops, dark wooden cabinets, wooden floors throughout the apartment (besides the bedrooms), and upgraded light fixtures (such as the chandelier above the dining room area and the lights in the living room and bathrooms).
