Has electric fireplace, pre wired for sound system in door / out door, dedicated workspace, central vacuum, and AC. Additional electric heater in each bathroom. Fully fenced and enough space to park your cars, RVs, boats and more. Tenant will have to secure P.O. box to receive mail. All utilities are covered in rent but tenant will have to pay for their own internet. Lease for 1 year minimum. Growing cannabis is not allowed. NO drug dealing, drug use and excessive noise. Number of Residents: up to 4-5. Guest occupancy up to 7 days. Will have to show proof of your income. No subletting. No conducting business on the property. Pet policies: - NO large and aggressive dog breeds since there are other people on the property. - Small dogs and cats are welcome. - What pets are allowed: small dogs, cats, goats, sheep, etc. Consequences of Violating the Lease: Termination. Noise: Quiet times between 11pm and 7am on weekdays, 11pm to 8am on weekends and holidays. Changes to the property: No changes to painting, floors, no damaging the walls or anything from original structure. Parking Arrangements: Free parking on premises. - If parking a RV, boat - owner approval required - NO non-operating vehicles on property. - There is no garage but a shared storage space container will be provided. Areas that are not allowed access: - Behind the posted sign that says NO Public access. Acceptable payment methods: personal check, PayPal, Zelle. Late rent fee: $100 Grace period: 5 days Charges if a rent check bounces: $50 How will we use the deposit: repair damage the tenant causes. Won't accept it in lieu of last month's rent. Deposit will be returned within 2 weeks after tenant moves out. Repair and Maintenance: It is the tenants' responsibility to maintain clean and sanitary premises and to pay for any damage they cause (excluding normal wear and tear). Tenants are required to alert of any defective or dangerous conditions, with specific details on your procedures for handling complaints and repair requests. Landlord's right to enter property: 24 hour notice.
