    Tired of apartment living with neighbors on all sides and up and down? Newly remodeled private Guest House within a private residence grounds. A private entrance overlooks the swimming pool. Located a short walk to Burt-Gilman Trail, Third Place shopping center with grocery, Planet Fitness and Starbucks, and the bus. Includes dishwasher, washer/dryer combo, ALL utilities except wi-fi/cable, one parking space, use of the pool, and access to the Sheridan Beach. The unit is partially furnished with a brand new Queen Bed with extra drawers and a new mattress and a table, possibility more if needed. Due to the close proximity to the swimming pool, we are firm on one adult tenant only. If you agree to the following listed criteria - please email and we will send the online application link. Criteria for Rental of Guest House Available October 1, 2020, For First in Line Application Process (no surprises) Guest House Address is 16749 Shore Dr. NE, Guest House, Lake Forest Park, WA 98155 Rent: $1,700 (This includes all utilities except the cable wi-fi. If you decide you want cable, we, the landlords, will pay for the installation but you, the tenant, will pay monthly fees.) Security Deposit: $1,700 First, Last and Damage Deposit with the lease can prorate payment over 3 months. $500.00 non-refundable to hold unit before move-in which will apply towards move-in fees. $100.00 of the damage deposit is non-refundable (cleaning) We are looking for a quiet, responsible to pay rent on time, respectful to the property, and a good neighbor tenant. Can you answer Yes to these questions? 1. A credit score of 720 or better. 2. Limit of 1 human being (no pets of any kind) living in the unit. 3. No smoking of any substance, including marijuana in the house or outside on the premises. 4. One vehicle no more to be parked in assigned parking space by Guest House in private drive. Guests may park on the street. (Of Course, special arrangements for move-in day.) 5. Quiet, no history of noise complaints. Will call previous landlords to confirm. 6. Respectful of the property with a rental history of getting damage deposit returned. Will call previous landlords to confirm. 7. The non- refundable application fee will be paid directly to TVS (Tenant Verification Screening) or Cozy. They will email you during the application process. 8. Background check completed via TVS or Cozy. 9. Will agree to no large parties (no more than 5 people) without prior permission. 10. The tenant has use of the pool during the season, usually between June to September pending weather. Limit of one guest using the pool without prior arrangements. (Safety is our first concern) Direct supervision must be provided of all guests using the pool. 11. The tenant will be provided with an access key to the Sheridan Beach Community Club. The tenant will be required to follow the rules as designated by the club. Some limitations or online registration required for entrance during this time of COVID. Tenant will be provided with the use of information via email at move-in. Note: We prefer tenants to pay rent online. We are currently using Cozy services. If you prefer to pay us directly via check you may still choose this option and still apply online. If you do not want to apply online, I can send an application via email attachment, but we will still require the online background/credit check. I think the online process is faster. Just let us know your decision with your return email. We will send you the application link once we have received confirmation via email that you agree with a "Yes" to each of our criteria.
