This is an upstairs apartement in an older home. Maximum number of tenants is 2. All adults 18+ must pay application fee for credit and criminal background check. House rules must be agreed to and apply to all occupants of the building: 1695 Church St NE Updated 2/27/2023 These house rules are provided to clarify the rights and responsibilities of each tenant. Quiet Hours shall be from 10pm to 7 am. Noise above a normal conversation only between 10pm 7am. Common Areas include the yard and driveway. Access and use of these areas is as stated below Parking Each apartment comes with one off-street parking space. Apt 1 may park in the car port and the two spaces to the West of the carport. Apt 2 may park in the Westerly most parking space next to the cedar tree. All other parking is on the street, as available. Laundry The laundry is in the basement. Access is currently restricted to apt 1 tenants only. Garbage/Recycling Garbage service is on Mondays and cans need to be moved to the street on Sunday evenings and returned after pick up. Each apartment shall be entitled to of each can provided. Excess garbage shall be disposed of off site by the tenant. Yard the grass is maintained by the landlord. Water for the Garden If a tenant wishes to plant an garden an agreement with the landlord on water sharing costs is required. Keys One set of keys is issued upon completion of the rental agreement. If replacement keys are needed contact me. House Operations By this I mean the building structure, plumbing, electrical, water systems, sidewalks, driveway and fences. I'm very serious about maintaining the house in good working order. Under no circumstances are any operations, modifications or repairs, to be done without my knowledge or permission. If there are any issues of any kind contact me. If anything is broken or does not work, if there is damage of any kind contact me and I will arrange for repairs. Cold Weather at times, when temps drop below 25-deg F, please drip a faucet to insure the pipes don't freeze. Cable Service not provided. Service is to be arranged by each tenant. Permission is required for attachment or installation of antennas, satellite dishes or other equipment.
