As a dog owner and lover, I can understand paying a little more to have a safe area for dogs to play. With the current cost of lumber and labor, a new fence would cost approximately $7,000 to install which is why the increase would need to be adjusted to that amount. Non-smoking. Lease term for 2-years but longer preferred and will be considered in choosing a tenant. Zillow does not allow 2-year as an option in the dropdown menu for lease term but understand a 2-year lease requirement is in place. Residence contains a 1 1/2 -car garage and another 1 space is available in the driveway; however, more cars will fit in the driveway and there is never traffic on the cal-de-sac. First and last month rent and $2,000 damage deposit due at rental signing. First month will be pro-rated to actual move-in date. Application completion is required. The property is over 1/2 acre with a separated storage yard. The storage yard is completely covered by old growth trees and requires no maintenance. There is a very large and very tall carport in the storage yard large enough to cover many types of motorhomes. It is tight to back in to, but many large trailers have been moved in and out of that carport. I parked two box trailers under the carport and moved them in and out for years with no issues. I do store a few small trailers in this storage yard. The storage area is protected from the street by an 8-foot fence with a large gate entry directly on the cal-de-sac. The great majority of the entire storage yard is open for a renter to store equipment or large toys. There is very little yard maintenance required. The entire front is covered by several clumping species of bamboo from around the world and truly covers the view of house from the street. No maintenance needed in front yard. Most of the tree lawn is covered by landscaping, that area requires an area of approximately 5-feet by 30-feet that needs to be maintained during the growing season. The great majority of the backyard is covered by old growth trees and clumping bamboo and no maintenance is required. There is a very small section that needs maintained behind where the pool used to be. Where the pool was, I am considering a short clumping bamboo species that would cover the area, and no maintenance would be needed. There was a walkway through the backyard, but was destroyed by the excavator, I will see if any of it can be saved. To maintain the health and vitality of the bamboo and the entire yard I request the irrigation system be run a few minutes in each segment several times a week. That will make the house surroundings looking up to par. The old growth trees that surround the entire property drop their leaves every year, and it is lessor dependent if they want to gather and burn the leaves every year. House will be available for move-in on 3/21/2026 with the understanding that much outdoor work/landscaping will still need to be finished and will not be completed until after move-in date. You are welcome to view home but understand it will be a work zone until 3/20/2026. To stress again, the lessor must understand that work crews will need to continue to complete work outdoors such as landscaping and irrigation after they have moved in. The inground pool was just removed and backfilled, but the excavator crushed the irrigation system which will need to be replaced in many areas. The excavator also created track holes which will need to be filled and the pool backfill and many other areas from heavy work will need to be covered with topsoil. The photo of the front of the house is new, but the interior photos are old as the work is underway. The photos do not show upgrades to the interior such as stainless-steel appliances, new blinds, etc... The carpet is not new as it cannot be replaced due to tax situation on the rental.
