This HDFC has the lowest maintenance I have ever seen in an HDFC building in Manhattan, and it doesn't have any debt. what is has is great income from commercial tenants that offset the expenses. The finances are also fantastic. This is a full 4 flight walk-up and requires a gut renovation. There is nothing inside the apartment that does not need to be replaced. The catch is that you can't show very much income and it must be all cash on the purchase side due to it's condition. 1 -2 people cannot show more than $20,000 in income. 3 people and up can't show more than $45,000 in income. Must be primary residence.
