    #1194 - Gem of a Small Farm, Western Montgomery County This is a beautiful former Amish farm, with attractive valley views, good land in an excellent state of cultivation, newer buildings (all are about 15 years old), and privacy. There are 51.4 acres here and other than a few acres of woods, it is all tillable, though you may prefer to use some of that for pasture. Mother Creek runs through the woods. Water is from a drilled well, but there is also a dug well. We have an outstanding tenant for the land. He is willing to stay on for a new owner. There are 2 homes, connected by a breezeway and a shared woodshed (which houses the facilities). The connection area is large, too - 26x36'. The main home has about 2500 ft2 of living space and enjoys an open floor plan with huge downstairs rooms. The kitchen area is 11.6x22.5', the dining area 9.7x12.5', and the living room area is 17.5x18'. A downstairs bedroom is11.8x15.9' and a pantry 3.5x7.5'. Upstairs is a 11.2x15' landing room and 3 bedrooms, each 11.5x11.5'. A fourth bedroom is large, 14.8x14.8' (because of the stairs, not all is that wide). Above is a full attic. The basement is full and dry with plenty of head space and a walk-out door to the outside. Also on the first floor is a 9.5x19' uninsulated utility room which occupies a former porch area. The main porch, I should add, is huge - 9.5x47'. The second home is similar but on a smaller scale - open floor plan with one bedroom and a pantry and mud room downstairs, and a landing room and 3 bedrooms above, also with a full and dry walk-out basement. No real attic. It has a much smaller porch, normal-sized. As the homes were last occupied by Amish, in addition to being well-built, you should be aware that they heated with wood, have no modern kitchens or bathrooms, and no wiring. Minimal plumbing and no septic. They are fully sheetrocked, but taping needs completion or repair in a few areas, mostly in the smaller home. Downstairs floors are polyurethaned plywood. The small home has had some foundational movement which you may wish to check out. Roofs on both are steel. Basement floors are cement and the walls utilize cement blocks. They use triple wall stainless steel pipe for chimneys. There is a lightly insulated workshop, 30x48', with an attic. 12' of this length was used for storage and has a earthen floor. It enjoys an open and bright work area. A machinery shed is 28x60'. A corn crib occupies one end of this and there is a super-insulated ice house at the other end. The dairy barn is 38x64' with a 13' single story addition which houses an area for carriages and the milkhouse. Inside the barn are 18 tie stalls with water-bowls, 5 straight horse stalls, and a large box stall. It has high ceilings and a huge hay loft with no beams in the way. It is in very nice shape. We ask $399999 (offers?) and taxes are $5281.43, with no Star exemption taken.
