Plenty of parking as the neighborhood is really quiet with low traffic. Generous and spacious closet. Nineteen drawers of clothing storage. In-room air conditioner. Brand-new washer and dryer on grounds! All utilities included in rent. Gig-speed Wi-Fi included! Policies: The building is a non-smoking environment (step outside to have a drag). No roaming in bedrooms or the office not assigned to you in the lease agreement. Appliances and furniture damaged by you through normal usage will be covered; Appliances and furniture damaged by you because of negligence or negligent handling must be fixed or replaced by you within 20 days of damage. Guests are permitted. Loud music is permitted but must be played in common areas during normal business hours. After hours amplified music must be played behind a closed bedroom or bathroom door. Overnight guests have a two night minimum three times a month. Rent price is for a single person. If guests stay longer than alotted by Lease Agreement the rent for the next month will be $250 higher and will remain at that price for the remainder of the lease. You can only renegotiate the single person rent upon signing a new lease. Follow the guest rules and the rent will remain very tenant friendly. Must never leave common areas dirty and untidy. Your current co-tenant is a career chef and is very clean. You must notify the landlord via text message the same day you realize that an appliance has failed or building maintenance is required. Failure to do so could subject you to a prorated subcost for any damages due to unnecessarily prolonged damage (i.e. water damage). Do this timely and you pay nothing. For social events that may occur in common areas, you will be given a full two week notice of date, hours, and scale. Dates of such events can be altered due to your reasonable written objection to the timing of the event, not the event itself.
