This unit is spacious and cozy. It has a full living room, kitchen, bathroom, and a large single bedroom. The unit has a shared patio in the front yard that can be used as a hangout spot after work. The unit is a great starter property for a responsible college student, working professional, motivated couple, or single adult. This property is located a blocks away from Bridge & Pratt transportation terminal which provides public transportation to all parts of Philadelphia. Although the property is located close to Bridge & Pratt transportation terminal, it does not have the same atmosphere and traffic as the terminal. The area is a quiet working class neighborhood. Many of the neighbors are homeowners who are pleasant, respectful, and quiet. Tenant pays for electric. Landlord will pay for water until further notice. Tenant may have to pay a minimal water contribution fee. However, irresponsible and excessive water consumption will be charged to tenant and can be grounds for eviction. We are looking for a "responsible" tenant who has good rental history. The unit has a one year lease agreement. Must have verifiable proof of stable, sufficient employment. Monthly income must exceed rent by 2.5X to 3 times. Must have a good credit score. Applicant pays for credit and criminal background check. $2000 to move in (this includes security deposit and first month's rent). Application fee is $45. If approved, fee will be applied to first month's rent. When conducting background checks, we evaluate credit scores, criminal convictions, eviction history, delinquent accounts, and unpaid judgments. Negative background checks will result in denial. Criminal history alone will not preclude an applicant from approval. Each case is examined on a cases by case basis. All adult applicants must undergo background check.
