Proof of income: sum of all residents' monthly incomes must be at least 3x monthly rent plus the minimum required payments per the credit reports
Background checks: clear criminal background
no evictions (within 5 years)
no bankruptcies (chap 7 w/in 6 mo and chap 13 within 6 years)
good references
Must provide 3 years (36 months) of residential history with landlord contact info.
'Conditional Approval' considered on case-by-case basis with income, credit and criminal background all taken into consideration. No evictions within 5 years, No Chap 7 bankruptcy within 6 months and no chapter 13 within 6 years.
