Below is some helpful information about utilities and related charges you can expect. Landlord will only cover the cost of services for spraying and cutting the lawn. We already have a lawn care provider. (2) Proof of renters insurance is required before signing of the lease (and Landlord must be listed as an additional insured). We will be looking for at least $100,000 Personal Liability Limit. As an alternative, we are willing to purchase renters insurance for you, but you will agree to pay the cost. (3) No smoking inside the house. (4) We're flexible on the lease term. The minimum lease term is 9 months. (5) You cannot offer the property as a short-term rental in any form, including on Airbnb or similar platforms. (6) Without the prior written approval of Landlord, you cannot make any modifications to the interior or exterior of the home (including painting any rooms, installing new fixtures, replacing appliances, removing or replacing flooring, and so on). (7) The property is only to be used as a residence, and not for commercial purposes. If you intend to conduct business in the home, we will ask that you inform us in advance of signing the lease and get our written approval. Helpful information about utilities and other monthly charges (Please note: the below is simply for informational purposes. Because many of the below charges are based on usage, the charges you ultimately incur will vary): Internet: There are at least three internet providers you can choose from: Xfinity, Century Link, and Google Fiber. Because of the size of the home and because it is three stories, we recommend using a wifi extender, such as Google Mesh. Water: Water is provided through the White City Water Improvement District. Monthly charges for water vary depending on use but we have generally averaged about $56 monthly. In addition, every three months, the Cottonwood Improvement District charges $60 for sewer. Gas: Natural gas is provided by Dominion Energy. Monthly charges for natural gas vary depending on use but we have generally averaged about $87 monthly. Charges tend to be higher during the winter months when you need to heat the home. Electricity: Electricity is provided by Rocky Mountain Power. Monthly electricity charges vary depending on use but we have generally averaged about $77 monthly. Charges tend to be higher during the summer months when you need to cool the home. Security system: The home has an ADT security system. If you want ADT monitoring you will need to contact ADT and work with them to activate it. You will be responsible for monthly charges. Before we canceled ADT services, we were paying $68.57 monthly. Ring doorbell: The home has a Ring doorbell. To see Ring doorbell footage you will need to download the Ring app, which is free. In order to get recording services, you will need to subscribe to Ring. Lawn care: We have arranged with a company to cut the grass every Friday. Also, during the warmer season, Apex Pest and Lawn will come spray the lawn for weeds. We are covering the cost of both services. We will not cover the cost of any additional services (e.g., yard work, weed pulling, tree cutting, etc.). You will however need to ensure you give access to the lawn service providers to the backyard, and also ensure your dog, if any, does not go outside immediately after the lawn has been sprayed as it can be toxic for pets.
