No pets or tobacco smoking inside (outside is acceptable for both). 1 year lease that goes month to month with one month's notice to terminate from either party after the first year is up. Outdoor pets ok, no tobacco smoking inside, but ok outside. First and last month's rent up front as well as security deposit. Will return last month's rent to you on twelfth month even if you're staying past that date. Tenant is responsible for changing the AC filter each month and will deliver the dirty filter along with the rent to the manager by the 5th of each month or penalties will accrue. Renter is responsible for all utilities.
