Copy of Driver's license or Government issued ID. 3. Tenant fills out application completely and truthfully. 4. Tenant is on time for showing appointment or notifies of delay in advance. 5. All adults expected to live at the residence must complete application before applications will be reviewed. 6. Tenant may not have excessive financial obligations, relative to income, not to exceed 20% of income. 7. Fully completed application for every occupant 18 years and older. 8. Proof of adequate income which could include any of the following: a. Most recent paycheck stub, b. Tax return copies for self-employed applicants, c. Deposits slips, investment earnings, Social Security earnings, d. Any additional/alternative sources of income. 9. Proof of employment or sources of income, including current employment references with phone numbers of supervisor(s). 10. Gross income of 3 times monthly rent. 11. Good credit history (Minimum Credit Score of 720) and a full report to be ordered by landlord (screening through the Rental Housing Association -Exceptions for credit score related to medical bills, etc, may be considered on a case by case basis) 12. No prior evictions or unpaid judgements. 13. Contact phone numbers, email, and address for current landlord and at least one previous landlord, minimum 2 year rental history. 14. 2 Personal references, including phone numbers. And at least one emergency contact with phone number. 15. Nonrefundable credit and screening fee of $40 (fee may be slightly different) per applicant paid directly to screening service at application. 16.
