Any misuse or broken appliances, broken walls, broken furniture, broken fans, and if home is damaged in any way, etc. will need to be replaced by using the renters deposit. -Renter agrees to keep the premises and surrounding areas clean and repair any damage caused by neglect or abuse. - Owner is responsible for normal operating malfunctions of air conditioning unit, in-sink garbage disposal, water heater, water pipe leaks, roof leaks. - Owner (or appointed property manager) will have the right to come and check the condition of the house on a quarterly basis at minimum. - During renewal of a lease term, rent is subject to increase (no more than $100 if necessary) and if so, it will be communicated to the renter with a 60 day advance notice. - A late fee of $150 will be added to the next months rent if payment is received 3 days late. Rent due the 1st of the month. -Prohibited actions and grounds for lease termination and eviction: nonpayment within 15 days of due date, home is damaged in any way, excessive noise, large parties, drug dealing, underage drinking, home is damaged in any way, individuals not named in this contract reside on the property.
