This information is used solely to assess the applicant's ability to fulfill rental payments and does not include any information about the applicant's spending habits or account activity. 2. Criminal Background Check In accordance with Philadelphia's Fair Criminal Records Screening Standards (Philadelphia Code 9-3501 et seq.), we will conduct a criminal background check as follows: Timing: A criminal background check will only be conducted after a conditional offer to lease has been extended to the applicant. Evaluation Criteria: We will not consider arrests that did not result in conviction, convictions older than seven years (excluding certain serious offenses as specified by law), or offenses that do not reasonably relate to the applicant's ability to fulfill tenancy obligations or pose a risk to other tenants or property. Conditional Offer: If a criminal record is revealed, we will review it in accordance with Philadelphia law, which requires a holistic assessment of the applicant's history and circumstances.
