Private rooms available in a quiet and clean 3 bed, 2 bath home within walking distance to shopping and entertainment (Target, Trader Joe's, Friday Night Food Trucks/Farmer's Market, and more). Only minutes to major freeways, California State University, Northridge (CSUN), O'Melveny Park, scenic hiking trails, and multiple outdoor recreation areas. The home has a spacious layout with two large common areas, good natural light, hardwood flooring, and closet space in bedrooms and common areas. The primary room is 174 sqft, is offered furnished (or unfurnished), has a private bathroom, and direct access to back patio, outdoor kitchen and furnished den / office common spaces. Two additional rooms (130 sqft & 115 sqft) are offered partially furnished (or unfurnished) with shared bathroom and direct access to living room and kitchen / dining room common areas. The home has been recently updated with hardwood floors, granite countertops, and custom kitchen cabinets. There's a large backyard with two covered patios, outdoor kitchen, spa, TVs, firepit, exercise equipment, fruit trees, water features, plenty of seating, and access to shared laundry room. There's a large gated front yard with shared tandem parking in driveway, and ample street parking.
All utilities (assuming reasonable use; excessive use will be charged), Wi-Fi, gardening, and bi-monthly common area cleaning are included in the rent. Rent is $1,750/month for the primary room with private bathroom. Rent is $1,450/month and $1,350/month, respectively for the 130 sqft and 115 sqft rooms with shared bathroom. Month-to-month tenancy. Rooms are offered as single occupancy. No shared occupancy or subletting. No smoking, no pets. No mini fridges or additional appliances allowed in rooms.

No excessively loud TV or music in communal areas unless mutually agreed upon, as some roommates may prefer to read or have quiet time.
Quieter times weekdays from approximately 10pm-10am, and weekends 11pm-10am. Quieter times allows time for reflection, study and sleep, and is respectful of your roommates.
Do your dishes as soon as practical after cooking. Wash, dry, and put away dishes, including wiping up any messes, so everyone has a clean kitchen each time they use it.
Clean up any and all messes you make.
Only 2 guests at a time unless OK'd by your roommates in advance. No overnight guests unless OK'd by your roommates in advance. Rules around guests is essential to ensure your roommates sense of space is respected.
Out of respect, check in often with your roommates to see if any transgressions have occurred, and how to better coexist.
Complaints should first be discussed with the parties directly involved. If no resolution is found, put your request in writing to all parties involved and copy me, the manager and owner. If a resolution can still not be found, I will weigh-in.
