    What's special

    You have to apply to the park ($75 app fee) before purchase. The rules are, they will run your application like you will be the one living there, but do allow the home to be rented out. The home can not be moved from the park until you have had the lot 5 years. I've had full offers that I have accepted, but due to the buyers not having a w-2 showing income inflow, the park has not approved them. ie: just because you have a large amount of money in your bank account, doesn't mean you will be approved. You have to show income coming in. Investors you will not be able to use the projected income to get approved with the park. You must show inflow coming in is more than the debt that shows on your credit report. Park number 770-957-2850 This is my first real estate deal that I purchased in May of 2023. I am selling due to not having time to handle everything by myself. I was the sole landlord, I don't want to deal with a property manager. This is a mobile home in a mobile home park - Indian Creek. I own the home and the park owns the land. The home has been remodeled into a duplex with two separate tenants by the previous owner (I don't have any more information on that). I purchased the home with tenants in both sides, but as of today, home is vacant on both sides. Both tenants leases ended and I never took the time to find new tenants (because of being my first deal and being the sole landlord) One tenant was paying 1280 the other 1300. Gross income of 2580 a month / 30960 a year. I handled all the bills which include: lot rent (610), water paid to the park (15), power (110), lawn care (60), and pest control (65). 900 worth of expenses for a profit of 1680 a month. Taxes have been paid 2025 already and cost me 369.42. Both Units are separate are each does not have access to the other. Unit A has not have any upgrades since I purchased it. Unit B, I had someone redo the bathroom as the floors were soft and needed attention. On the exterior, I've had the gutters cleaned (June of 2024). Both porches were repaired and painted from white to black. I had a pipe burst under the home last year and had that repaired, along with the septic tank pumped in March of 2025..
