Credit score of 650 or more require a security deposit equal to one month's rent. Scores of 625-649 require a deposit of 2x the monthly rent. Scores of 600-624 considered on a case-by-case basis. This range requires a minimum of 2x security deposit and a co-signer with a credit score of 720+ and income 4x the monthly rent. Rental History: You must have positive housing history. Any evictions or poor payment history is grounds for denial. Address history for the past 3 years is required along with any property management contacts to verify rental history. Outstanding debt owed to a previous properties grounds for denial. Criminal History: Any felonies are grounds for denial. Minor misdemeanors like driving offenses may be allowed. Fair Housing Statement: We are a fair housing provider and do not discriminate on the basis of race, national origin, sex, familial status, disability, creed, marital status, public assistance, ancestry, sexual orientation or any protected class. Security Deposit Payment: The security deposit is required to be paid within 24 hours upon application approval. This is done online through Azibo. Lease FAQs: Lease term: minimum of 12 months Utilities: Tenant pays all utilities. This property has city water and sewer. Pets: Cats and small dogs allowed (under 40lbs).
