Tenant must provide 60 days written notice before the end date to express interest in renewal. Monthly Rent: $1500 Due Date: The 1st day of each calendar month. Payment Method: Must be paid via [Specific method, e.g., Online Portal/Bank Transfer/Check]. Late Fee: Rent is considered late after the 3rd day of the month. A late fee of $50 will be assessed on the 4th day. Security Deposit Amount: $1500 Use: Held as security for damage beyond normal wear and tear, and/or unpaid rent. Return: Deposit will be returned within 30 days after the tenant vacates, less any lawful deductions, as required by state law. Included in Rent: Water, Internet, and lawn service. Tenant Responsibility: Gas, Electricity, Trash/Waste Removal. Tenant must transfer service into their name by the move-in date. Landlord Responsibility: Structural, plumbing, heating, electrical, and major appliance repairs not caused by the tenant's negligence. Tenant Responsibility: Routine maintenance (e.g., changing lightbulbs, smoke detector batteries, snow removal, and reporting necessary repairs immediately). Landlord may enter the property with 24 hours written notice for necessary repairs, inspections, or to show the unit to prospective tenants. In case of emergency (e.g., fire, severe water leak), no prior notice is required. Pet Policy: [e.g., Up to 3 pets totalling 100 lbs considered with a $300 non-refundable pet fee and $25 per pet/month pet rent]. Smoking: Smoking is strictly prohibited inside the dwelling. Subletting: Subletting or assignment is prohibited without the prior written consent of the Landlord. If the Tenant breaks the lease early, they are responsible for the lesser of: (a) the remaining rent due until a new tenant is secured, OR (b) a pre-agreed early termination fee.
