Approx. 1424 sq ft finished, 2814 sq. ft. total. Lots of upgrades - blinds, all appliances included, tile floors, beautiful cabinets, vaulted ceiling in living room, walk-in closet master bedroom, and more! Landscaping is complete with automated sprinklers. Must be able to do yardwork and keep it looking great! We require each adult in the house to complete a standard background and credit check. No pets and no smoking anywhere on the property including the porch and yard! Tenants pay all utilities. Deposit is one month's rent and 2/3 of it is refundable as long as the home is left clean and in good shape (normal wear and tear). No pets. No smoking anywhere on the property. Initial lease is 12 months and the tenant has the option to do month to month after that (or they can renew for another year). More details: Tenant is responsible for all utilities. Gas, power, and electricity can be expected to average approximately $125/month apiece, for an additional total of roughly $375/month in added utility expenses. There is an additional $200 utility deposit for rentals located in American Fork and Eagle Mountain. It is completely refundable if last city utility bill is paid in full. Tenant is responsible for yard maintenance on the property and is expected to mow the lawn, take care of weeds, fertilize occasionally, and report any irrigation problems immediately. The cost of these services will vary by tenant according to what resources you have available to you, but often run about $75/month during the summer season for machinery, gas, supplies, and time spent. Criteria that the owner will use to determine eligibility includes a credit score higher than 640, an income of at least 2x rent amount, and no past evictions or negligent rental history. Criminal history will also be taken into account with crimes such as domestic violence, drugs, and of a sexual nature likely disqualifying applicant. Extensive and/or recent criminal history may also affect eligibility. Applications are $39/adult or whatever is listed on the website. These funds can be recovered by the applicant if the amount of the rental agreement is different than the proposed estimates given, or if the rental agreement includes an amount not disclosed by sending a written demand to the owner within 5 business days after the renter receives the rental agreement and prior to the renter signing the rental agreement. This unit is expected to be available for showings on November 28th, 2022. Move in day is subject to change based on showings and status of the property at that time.
