Hi! I am looking for an immediate tenant to share my humble Encino 2bed/2 bath apartment. I prefer a female roommate, though negotiable, over the age of 21. YOUR SPACE: You have your own room and bathroom (bathroom in the hallway, complete with bathtub as pictured, and I will be purchasing a new shower liner. It also has a skylight, so reduces utility costs), and a spacious closet. SHARED SPACE: The property itself has a fully equipped kitchen (I love to cook, so have plenty of paraphrenalia/equipment), furnished shared living area, and a balcony (your view is rooftops and a freeway, but I suppose it is something). The only piece I lack is a T.V. Everything is carpeted aside from the bathrooms and kitchen and while this may be retro, it does help alleviate sound, particularly since we are next to the freeway. I love hosting and have only had one noise complaint (karoke at midnight) in the six years I have lived here. We have a covered parking garage that they are currently renovating. Our space can hold two cars parked one behind the other. The complex charges a refundable $30 remote deposit. There is also plenty of street and neighborhood parking if you do not wish to share the space. There are two washers and two dryers on the premises, and though few, it doesn't get backed up or crowded until the evenings at the end of the week of at all. We also have small indoor pool. The unit has a pretty crummy AC system and although L.A has typically brutal summers, I open the balcony door and windows at night, then close everything during the day to keep it tolerable. This has greatly reduced utility costs and I prefer to maintain that. UTILITIES: We only pay for electricity and trash, which amounts to about $100 total every two months. The complex takes care of the water bill. Internet is $80/mo total, but I am working to getting that reduced. I do not have cable, but have a Chromecast to set up streaming services such as Netflix and Hulu. EXPECTATIONS: I enjoy quiet nights reading or watching Netflix, but also love celebrating holidays and hosting small gatherings a couple of times a year. The hallway door is great for blocking noise if during these times you wish to retire early. For seasonal changes and holidays, I redecorate the apartment in appropriate themes (Halloween and Christmas especially), which is why right now the place is in full island summer decor. However, as this is also your home, understand you are more than welcome to contribute to the fun. I love meeting new people, so as long as your friends are respectful of the place and me, feel comfortable bringing whomever over. I do own a small Mexican Spinytail iguana named Ember. She is not a free-roamer, so the most she will do is give you side-eye from her perch. RULES: My boyfriend owns a nontobacco hookah manufacturing company, so we do on the rare occasion smoke hookah. If being more green is your style, that is also permitted, however, I do not allow cigarettes in the apartment (balcony is fine). This is not a sober home, I am part of a winery and like to recreationally relax or unwind, so if you are avoiding temptations then I advise you seek a room and board elsewhere. However, it is not a large apartment, so please don't expect a college party. Small, classy kickbacks or movie and wine nights are great, a rager as if this is a frat house is not so acceptable. Unfortunately, no pets are allowed anymore for new tenants. I try to be down to earth, relatively clean, and respectful. Simply looking for someone who doesn't mind occasional company and prefers easy comfort over luxury. Looking forward to meeting you! Month to month addendum, looking for 6 months to a year renter
