Security deposit and first month's rent due before move in date. Tenant is responsible for paying utilities. Tenant will provide written notice 30 days in advance to end the agreed upon 12 month lease. The lease will automatically renew on a month to month basis beginning on month 13 if no written notice to terminate lease has been provided. Additionally, should both parties agree to renewing a 12 month lease after the first 12 month lease expires, this new lease should be agreed on and signed 30 days prior to original lease expiration date.
