Screening Criteria: - In-person viewing or virtual tour of the rental property. - Picture ID. - Completed application for every occupant 18+ through the website's screening process. - Tenants with 550+ credit scores, with exceptions made on a case-by-case basis. - Proof of income, typically in the form of last two pay stubs for W2 employees, or 3 months of bank statements for self-employed individuals. - 2 to 1 household gross income-to-rent ratio (rent should not exceed 33% of your income). - No prior evictions on applicant(s) record(s). - Landlord reserved the right to request information to contact the applicant's previous landlord for the last 3 years as a reference. - Criminal history is taken under consideration, but cannot be the only reason that the applicant is denied. History is evaluated on a case-by-base basis, based on Seattle's Fair Chance Housing Ordinance, and evaluation of history will be based on factors including: nature and severity of offense, number and types convictions, age at time of conviction, evidence of good tenant history, time since date of conviction, and supplemental information. - Application acceptance prioritizes those who can move in earlier. Utilities: - Tenant shall be responsible for all electricity and other utilities. Landlord is responsible for water and sewage, and garbage. Pets on the Property: - Small and friendly pets are generally allowed. - No aggressive breeds. False or misleading information, and threatening or abusive behavior towards the landlord or its employees will result in immediate denial of the application. Tenant pays for $50/person for water/sewage/garbage per month. Tenant pays for electricity and other utilities.
