Tip for wherever you live: If you are concerned about an unidentified leak, you can turn off all water inside and watch the meter for an hour, or so I have heard in the past. LEASE & NEIGHBORHOOD AGREEMENTS: Pet policies....please ask. I'm willing to meet your pet before finalizing details. Pets may not free roam. If you take a pet on a walk, it must be on a leash. Please bring along poop bags, as the homeowners association works hard to keep the neighborhood nice and presentable at all times. On mowing days, the yard should be cleared for the mowing and etc. crew. If you are interested in gardening, that is encouraged, but please check with the owner before making any changes. Some changes require HOA approval, others require hubs' approval. We do not provide refrigerators, washers or dryers on any ongoing basis. There is no waterline to the refrigerator, nor will there be one. We provide a two car garage plus additional parking areas across the street. For additional cars: Occasionally parking in front of the garage, either in front of or caddy corner across that short driveway: either by guests, or for short periods of time to unload, or overnight due to inclement weather or etc, will be acceptable. However, that practice is generally frowned upon by the homeowners association. So please don't push it. Therefore, any third vehicles need to be parked in the extra parking spaces across the street most of the time. The homeowners association also frowns on cluttered front yards. We do call on our renters to keep any furniture or yard ornaments, wreaths, etc which are in view from the street (in the front yard) in keeping with the general scheme of the neighborhood, and to keep that area nice and tidy at all times. We as landlords have included, in the lease, the right to inspect the home quarterly. Now we have discovered an app called RentCheck. The RentCheck app allows the tenant(s) to provide photos and comments about the condition of the home annually, bi-annually and/or at other times. Their app only allows real time photos, and thus results in objective evidence of the actual conditions of everything documented. RentCheck claims that the resulting documentation is solid enough to be used in court as evidence, though of course, no one hopes any issue will come down to that. Via verifiable, objective photos via RentCheck, most concerns become much less subjective and much more objective. We plan to try out RentCheck with our next tenants here at this address. But we still reserve the right to inspect the home quarterly via pre-arranged inspection times. We have never inspected that often, but if an issue seems to warrant more frequent inspections, there might be quarterly inspections for a specific reason and for a specific season during one's tenancy. With lower monthly payments, renters typically stay long term. During lengthy stays by one tenant, a significant amount of repairs could stack up unbeknownst to us, which would and has placed a significant burden on my husband's time and endurance, as he does also have a day job. A build up of repairs can also be a burden on the budget all at once. So there might be seasons in which we need to assess the condition of my father's house on a regular basis as a condition of the lower rent. Other than that, this is a residence more than it is a business, and while we do not live next door, but across town, we consider our renters to be our neighbors, ask them to treat us as neighbors, and we seek to help our renters find us to be good neighbors as well.....
