If I were an investor this is what I would do with this diamond in the rough... I would make two apts in the large house with the small cottage I would offer it for rent as a business, the garage I would rent out for storage. Or I would fix up the house and live in it, fix up the cottage and sell it with the garage. Either way you choose this place could be a money maker!!!
