The second bedroom and laundry are upstairs, too. There is a normal 2 car garage plus an extra back area for storage. Per the terms of this agreement, the landlord does reserve the right to store some items in here. However, you have a 2 car garage plus some valuable extra storage. Pets are at landlord's discretion. Pets are negotiable. Only small dogs under 35 pounds are allowed. Landlord pays water/sewer and association fee.
