The home is a ranch style open floor plan with the master bedroom and bath on the east end of the house and the other two large bedrooms and their own bath on the west end. The home has been almost entirely updated, including tile flooring, new carpeting, kitchen sink and faucet, appliances, tile on counters, island and back-splash, bathroom sinks and faucets and new water heater. The kitchen and family room are large and open. There is a spacious pantry and lots of cabinet space available in the kitchen. Off the kitchen are the laundry/mudroom and a half bath. A pull down ladder provides access to the attic storage which is completely floored. There is a refrigerator/freezer in the garage which I also planned to leave. The 24x36 metal barn has one enclosed bay with concrete floor, initially improved for boat storage. The other two bays are dirt floors and have been used for hay storage, foaling and lambing and tractor storage. It is a very versatile and useful building. Each bay has florescent lighting and power outlets. Most of the 5' tall perimeter and cross fencing is built from oil well casing all welded with all posts in concrete making this a Lifetime Fence. The cross fencing and lots of gates make pasture management easy. The fencing was laid out with a lot split ing mind leaving the existing house shop and barn on 2 acres and almost three acres for the newly created lot. there is 1 permanent pasture with sprinklers, 3 dry pastures and the Bass Pond area. There is also a 50' round pen with cross-ties. The horse shelters stay, along with panels for creating paddocks. Also there are numerous welded wire cow and pig panels that will stay. The west side of the house was setup for a dog run fenced with chain link fence 5' tall and gated, but I have utilized that area more recently for fruit trees and gardening.. Trees include, Bartlet Pear, Mandarin Orange, Fig, Lemon, Lime and Apple. Also by the round pen are and Apple and a Persimmon. All on drip water system. Water is supplied from Clear Creek Community Services District; you can apply for agricultural water if you have an approved use. Water has been generously developed on this property and there are numerous hose bibs located all around the property. The lawns are on sprinklers with timers and the fruit trees and ornamental's are on timed drip systems. there is 2' water stubbed to the rear pasture and the west side pasture to provide irrigation if you wish to improve those.
