This two bedroom unit is located on Filbert Street between Gough and Octavia. It is about two blocks from the prime part of Union Street, four blocks from Polk Street, 3 blocks from the Google bus stop and generally just a great location for everything happening in the north part of the city.I just purchased this building. The prior owner of the building added a 24 space garage underneath the building and rebuilt a lot of the common areas. He did not remodel any of the unit interiors. But they are in good condition needing a little bit of floor plan remodel to better utilize the space. But this unit as is is very nice. And a major plus is that all of the plumbing was redone to accommodate the garage when it was added over the past 5 years. This unit is on the first floor of the building about 100 feet back from the north sidewalk on Filbert Street. You enter by walking down a side walkway which is 10 feet wide. All of the entryway has been completely rebuilt and is new. The unit has a dishwasher, 9 foot ceilings and it is carpeted. It has its own gas heater. The windows are relatively new, although I dont know exactly when they were installed. They are decent, and not the normal ancient type of double hung window that you often see. The carpet is new as of fall 2011.This is a great building if you want to be in the north part of the city in a fantastic location, with a good landlord who will personally deal with your issues. I have two workmen who work for me full time so I can get stuff fixed for you relatively easily when things break. The tenants in the building are all very nice. My son lives in the building and handles some day to day issues as they arise. If you would like to see the unit give me a call at 415-205-6632. I will be showing it on Sunday, May 20. It is available on June 1. Although it is vacant now, I am planning to install new hardware on the front door which will require that it be temporarily removed. So that needs to get done before it is occupied. Sorry, no pets or smokers. Also, potentially in the future I might install sub-metering for water billing, trash and gas to heat the hot water. If I do this it is for both economic and environmental reasons and it probably wont happen for several years and will be nominal in cost to tenants once implemented. But I need to advise you of this. Thanks for your interest.Bob
