The Twin Rock Extended Stay Suites, in Ontario, NY, is conveniently located off NYS Route 104 for easy access to Rochester & surrounding areas. Perfect for Traveling Health Care Professionals (RGH, Strong, Newark, Unity Hospitals), Traveling Tradesmen (IBEW, etc), Graduate Students (U of R, RIT, etc) & other Traveling Professionals. All Guests must have a permanent out of town residence and be in town on a work or study assignment. All rooms are single occupancy only. ABOUT US The Twin Rock is locally owned and operated. The property consists of a new structure (Building B), built in 2023, with 21 suites with kitchenettes, including 3 fully ADA accessible rooms. The original Motel Building (Building A), built in the 1950's, has 6 traditional motel rooms, 2 suites with kitchenettes, and an attached home, which has been converted into two separate apartments. There is No Front Desk or Staffed Office. For questions or concerns, a staff member can be reached by phone (text or call) or email. WHAT'S INCLUDED All Studio Suites are fully furnished and include heating and air conditioning, television with Cable, and free Wifi. All towels and linens are included. Kitchenette includes mini fridge/freezer combo, full size microwave, sink, cabinets, & countertop area (no built-in cooktop). Coffee maker, plates, bowls, glasses, utensils & small knife/cutting board in each room. Air fryer, hotplate, & cooking basics packages available as add on. Free dedicated parking space in front of each room. (Only one vehicle allowed per room.) 24/7 Coin Operated Laundry Facilities are onsite with Vending Machines with cold drinks & snacks. No maid service during stay. Guests are responsible for keeping the room clean and must launder their own bedding and towels if needed during their stay. Safe location! Well-lit parking & common areas with security cameras. TWIN ROCK EXTENDED STAY SUITES TERMS & CONDITIONS -Guest must have a permanent out of town residence and be in town on a work or study assignment. -Single Occupancy Rooms. -3 week minimum stay. -Guest must have a valid credit card in their name. -Guest must be 21 years or older to book a room. NO FRONT DESK OR STAFFED OFFICE - For questions or concerns, a staff member can always be reached by phone (text or call) or email. NO MAID SERVICE DURING STAY - Guests are responsible for keeping the room clean and must launder their own bedding and towels if needed during their stay. 24/7 Coin Operated Laundry Facilities are onsite. (Quarters only.) BOOKING POLICIES Guests must have a permanent out of town residence and be in town on a work or study assignment. All bookings are made through a booking website. The reservation will be reviewed, and a booking confirmation email will be sent once the reservation has been approved. Making a reservation does not guarantee a booking until it is approved. We may require proof of work/study assignment. 3 week minimum stay required. DEPOSIT AND PAYMENT - Upon booking confirmation, the guest's credit card will be charged for a $125 Refundable Deposit and $75 Cleaning Fee. ($200 total) WEEKLY RATES & AUTOPAY - Guests will be set up on weekly auto pay on a credit card. The first week's payment will be automatically charged to credit card on file on the Day of Arrival. The weekly rate will then be automatically charged to the credit card on file each consecutive week on the same day of the week as your arrival day. If the WEEKLY AUTOPAY transaction is declined, a $20 service fee will be added to your account. **Please notify us if you would like the remaining balance or weekly autopay charged to a different credit card. The REFUNDABLE DEPOSIT will be refunded to the credit card on file after Check-Out with the following conditions: -The room is left in the same condition as it was found: -All dishes must be cleaned and put away in Suite Rooms: $30 fee for dirty dishes. -There are no missing or damaged items: missing or damaged items will be taken out of the deposit as follows: -Towels: Bath $8 / Hand $5 / Washcloths $3 / Dish $3 / Bath Mat $15 -Bedding: Comforter $30 / Sheet Set: $20 / Pillows $10 / Extra Blanket $20 -Plates, Bowls, Glasses/Mugs, Utensils, Cutting Board $2 each -Coffee Maker: $25 -Garbage Can: $15 -TV replacement: $300 -Wall damage: $150 to patch and paint one wall. -Smoking or Vaping in room: $250 cleaning fee. -Excessive garbage left in room: $30 fee. -Excessive dirt/mess in room: $75 fee. -The guest must give a 1 weeks' notice before their departure. *If damages and missing items charges exceed the refundable deposit amount, then the credit card on file will be charged the additional amount. CHECK-IN - Check-In Time is 3pm. We offer Contactless Check-In. The guest will receive an email on the day of arrival with a 4-digit code that can be used to access the room throughout the stay. A code will also be provided for the onsite Laundry/Vending Rooms. CHECK-OUT - Check-Out Time is 10am. Check-Out is also contactless. The guest's room code will be deactivated after Check-Out at 10am. Further Check-Out instruction will be emailed to the guest prior to the departure date. PROPERTY RULES -No Pets Allowed -No cots, air mattresses, second beds, sleeping on floor, etc allowed in rooms as per fire code. -No Smoking or Vaping allowed inside the room or on covered front porch. Smoking in rooms will incur a $250 cleaning fee. -Cigarette Butts MUST be discarded properly. Please do not throw cigarette butts in parking lot or anywhere on the property. -No Flushing anything but toilet paper down the toilet This includes wipes and flushable wipes. Costs associated with damage and clogging of sewer pipes due to flushing anything but toilet paper will be charged to the guest. -Do not pour any cooking oil or grease down sink or tub drains. Costs associated with damage and clogging of sewer pipes due to pouring grease or oil down drain will be charged to the guest. -No Space Heaters. -No burning candles or incense. -No Grills of any kind allowed on the property. -No hanging anything on walls or doors. (No nails, no temporary or permanent adhesives) -No items may be left outside the motel room without the Owner's consent. -All garbage is to be placed in the trash dumpster in the parking lot. -One car per unit is allowed (no unregistered vehicles allowed on the property). -Windows must be closed in the winter months to prevent heat loss. -Only the registered guest is allowed to occupy the room. -QUIET HOURS - 10pm to 8am -Televisions, voices, or other devices must always be kept at a respectful low level. Doors should be opened and closed quietly. SMOKE FREE - For safety and to assure that our buildings are not exposed to items or actions that create an odor which is unhealthy and objectionable to our guests and staff, and that is difficult to remove from the air, carpet, walls and furniture, we do not permit smoking tobacco, marijuana, e-cigarettes, cigars, vape pens, vaping, use of illegal drugs, cartridges containing the liquid of nicotine, hookahs, or the use of incense, or burning candles in our buildings or on the covered front porch. Smoking of any kind inside rooms will incur a cleaning fee of $250. FREE Wi-Fi ACCESS - Access to our Wi-Fi is free for our registered guests. The access password will be emailed to the guest on the day of arrival. PARKING - Free assigned parking for one vehicle per room. (Only one vehicle allowed per room.) Guests must park their vehicle in the parking spot with the same number as their assigned room in Building B and directly in front of their room in Building A. All vehicles are parked at the risk of the vehicle owner. The Twin Rock Extended Stay Suites shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property. Vehicle details including year, make, model, color, and license plate number must be listed on the reservation. SAFETY - Safety features at this property include carbon monoxide detectors, smoke detectors, fire extinguishers and security cameras. Building B is equipped with a sprinkler system and 24/7 fire alarm monitoring system. The Twin Rock Extended Stay Suites reserves the right to act against any guest or visitor found to have tampered or interfered with smoke detectors or sprinkler systems in the room. Removal of smoke detectors from the room will incur a fee. -Guest hereby grants the Owner and his agent(s) access to the room for repairs and cleaning as needed and waives the normal 24-hour notice requirements. -This property is privately owned, and we reserve the right to refuse service to anyone and will not be responsible for accidents or injury to guests or for the loss or theft of personal property of any kind. -The "registered guest(s)" is/are responsible for any damages caused by themselves or any member of their party and visiting guests.
