The home has a nice yard with a big back porch and three car garage. The front yard and watering everywhere are maintained by the HOA. It is close to Tuachan, Rocky Vista University, Red Mountain Resort, Snow Canyon and many other top attractions. The home is ideal for a couple who want to move to move to the area or build a new home. The neighborhood is very quiet with about 70% seniors. We can partially or fully furnish the home if you don't have your own things. If you want it furnished as shown in the photos, it is a $100 extra. Smoking is now allowed in the home. There is garage parking for 2 cars. The third garage is used for furniture storage if you want the unfurnished. The home has soft water, a gas stove, and granite countertops. The backyard has a large deck and no lawn. The entire property is enclosed for privacy with a masonry wall. Tenant is responsible for all utilities, but not the HOA fee. This includes the Ivins water/garbage/sewage bill which runs about $100 a month and is added onto the rent. Tenant is responsible for weeding, but not watering, the sides and back yard as well as any insect/rodent control services desired. We prefer a 1-year lease but will accept a lease as short as 7 months.
