The kitchen has nearly new flooring, refrigerator and disposal; and is also equipped with an oven, a microwave and large cabinet space. The carpeting throughout the apartment is also nearly new. Downstairs is a stone gas fireplace, a half bath and a large storage space that could be turned into an office. Upstairs are two large bedrooms, the master bathroom, a utility room and significant closet space. The apartment is propane gas heated, the most comfortable heat available. The furnace is a four-year old, 95% efficient gas furnace that is operated by thermostats on both levels that, along with a built-in zoning system, keeps the heat and air-conditioning very even on both levels of the home. But perhaps the best feature of this home is its very competitive rent per square foot. To make the most accurate cost comparison, be sure to add rent + all utilities then divide by the square footage. Our monthly rent includes: electric, propane gas, water, sewer, trash pick-up and a security system. Therefore, our monthly rent per square foot is $0.72 ($1,295 / 1,800 square feet). Be sure to add in all utilities of other rentals for an accurate comparison. In the interest of full transparency, there are a few other drawbacks to our rental: There is no yard and therefore, no play area There is no garage space (but there is space for two cars) We do not accept pets On the positive side, There is a patio with a privacy fence We live next door, so anything that needs attention will be attended to quickly (and we will provide tenant referrals) Previous tenants have told us living on our property is like living in a park It is country living, quiet and peaceful; but with shopping, restaurants and churches within 10 minutes in several directions; 20 minutes to the north west side of Indianapolis and 25 minutes (without traffic) to downtown Indy. Rent includes all utilities: electric, gas heat, water, trash pickup, security alarm system. Tenant will receive a credit after one year if propane useage amount allowed by propane provider.
