Flint Mountain Ranch consists of 365.21 acres, and is located in Newburg, approximately 8 miles outside of Comanche on Highway 16. Comanche County was founded in 1856 and is named for the Comanche Native American tribe, whom were some of the first inhabitants. The area which is now known as Newburg was first settled in December 1854. It was originally known as South Leon, named for the nearby southern Leon River. In 1872, P.W. Brewer set aside land for a cemetery and church. Although earlier unmarked burials exist here, the oldest documented grave is from 1875. The town name was later changed to Newburg in the 1880's, and the cemetery was also renamed. Local pioneers and veterans of conflicts dating back to the Mexican War are buried here. This, along with an abundance of other Texas History can be seen throughout this ranch. This property features a portion of the spring fed Mercer Creek, which was named for Jesse Mercer, an early settler in the county. Along of the banks of Mercer Creek, there is a variety of trees, such as live oaks & red oaks but also boasts a surplus of huge Pecan trees and even a few burr oaks. This, combined with mix of rolling to hilly terrain, native grasses, improved grasses, cultivation provide an excellent habitat for wildlife. Whitetail deer can be seen grazing and watering at on of the tanks on a regular basis, and you can also find dove, turkey & hogs. At the front of the property, you have approximately 42 acres of nice, lush coastal grass, great for cattle grazing. You could also use it for a hay production operation, selling it to surrounding cattle ranchers. There is a 2012 4 bedroom, 2 bath mobile home that is in immaculate condition & comes fully furnished, including appliances. It is being sold turn-key, so you're ready to move right in. A well at the back of the field supplies water to the home, as well as the barn/living quarters. The implement barn has double sliding doors at one end, and a single on the side. There is a large overhang area where you can park additional farm implements. Inside the barn, it is set up with a bunkhouse style living space that can also be used as an office. It has a full bathroom with stand up shower, and a small kitchenette area. There is also a nice set of working pens, complete with a squeeze chute and trap for holding livestock. Cross fencing divides this section from the back portion of the ranch. Here, you will find the elevation changes get steeper in nature, changing over 80 feet across the property and providing amazing views in all directions. Right through the gate is large Mott of Oak trees, immediately followed by a canopy of Pecan Trees. Follow the road, leading you across the tank dam and spillway, meandering to a couple of nice size cultivated fields. These fields are the perfect opportunity to plant oats, wheat and other varieties into food plots for the wildlife. Along the North border, where the property line makes a turn heading North East, there is a tremendous amount of flint laying atop the soil. The nearby high point on the ranch allures the mind to a time when this area was covered in Comanche Indians. In the very back section of the property, there is an amazing building spot, sitting just aside the windmill and old sistern and surrounded by a few large burr oak trees. There are 3 water wells total providing water to all the pastures through the concrete water troughs all throughout. Whether you're watering cattle or wildlife, the possibilities are endless here, and you will never get tired of exploring all over this ranch. Bring your family & friends, animals and atv's and escape the day to day hustle. You don't want to miss this amazing opportunity...properties like this don't come available often.
