    Hi! I'm renting out my recently built 1 bed / 1 bath ADU in a quiet, safe neighborhood in Encino. The unit has its own private entrance and is completely private from the main house. It has high ceilings that make the space feel open and bright, and a walk-in closet with plenty of storage. It's a great fit for a student or working professional looking for a clean, quiet, and comfortable place to live. The space has been recently updated with brand new flooring and a fully remodeled bathroom, so everything feels fresh and move-in ready. You'll also have a private side yard with artificial grass, along with your own covered washer and dryer for added convenience. Location-wise, it's really central. If you like walking, running, or biking, it's super close to the Orange Line, with easy access to the 101 freeway, and just a short drive to Pierce College and CSUN. For the utilities, the ADU is 18.5% of the house and would split up all the utilities as such. That means for water, power, gas, trash, and internet, you would only have to pay $126 per month (previous 12mo average). I'm also happy to share all the streaming services we have in our place too! It is street parking, but all the neighbors are so kind, and nobody ever parks in front of our house. Our previous tenants had 2 cars and honestly never had any issues with parking.
