    What's special

    It's 2 documented legal lots of record. One is encumbered by easements, but still has room for a small house. The other has an old tiny MFD rental house ($1,000 per month), which is in poor condition; but it has the best high bank view of any lot on Emerald Lake (also known as Toad Lake), which is on the edge of Bellingham (with city water and B'ham school district, Squalicum High). The house is in the wrong place and actually on both lots. Both have city water. Both lots are bigger than typical city lots and larger than the abutting lots. You get a share of a private beach adjacent to the property, for use by owners only. The tiny 2 bedroom 1 bath house is in crappy condition, but rents for $1000 per month. It needs a membrane put over the roof and there are couple soft spots in the floors. One of the bedrooms is small, the other is the tiniest size that can qualify as a legal bedroom. It is HUD certified, with copper wiring, etc., but it is old, the furnace isn't working ($500 for a new one), so the house must be reconstructed or removed. The best building site is not where the house is, so someone could leave it there while building or redo the place and rent it for more than the $1,000 per month it is currently rented for. Ideal for investor, a retired handyman or someone who is looking for a fixer=upper. It's like a vacation destination with hiking and swimming, plus a nature-filled backyard with a monster view. Below the house, you would have access to a private member-only beach on Emerald Lake. You would also own the trees blocking the view.
