This house sits on the zoning border. Across Lafayette Avenue, it's single family only (R1-2). This side of the street is zoned R3-2, so a 3 family is legal. The neighborhood is mixed, but better than when I moved here in 1985. There has been talk of making this a designated historic district, but I don't think it will happen. There are many nice old houses in this area, and it's walking distance to a park with a pond, and the Staten Island Cultural Center (aka the old Sailor's Snug Harbor). The commute to midtown NYC is a little over an hour, with a beautiful trip on the Staten Island Ferry. I've been riding the ferry for over 27 years, and I still enjoy it.
