Shared Home is Centrally located & Fully Furnished. Located near FSU, I-10, State Capitol & Hospitals. Rooms can be rented weekly or monthly. We have excellent reviews on AIRBNB, VRBO & on our website. The master bedroom has a private bathroom. Both available rooms are about the same size with a Queen Size Bedroom set, desk, fan, large ROKU streaming RV mounted on the wall with streaming Apps. There is a large fenced in back yard with a storage shed. My son lives full time at the property in the smallest room. Everything included in price. Price varies on length of rental. Taxes collected on any rental less then 6 months. Price listed is for master bedroom for at least a 6-month rental. Price for Queen Bedroom with shared bathroom is $650.00 a month for at least a 6 month Rental. Both rooms can be rented for short term. TERMS AND CONDITIONS: 1. Form of Payment & Fees. Paid through VRBO Booking Platform. 2. Occupants. The said room on the premises shall be occupied by no more than 1 adult. 3. Pets. No Pets Allowed 4. Ordinances and Statutes. Lessee shall comply with all statutes, ordinances & requirements of all municipal, state, and federal authorities now in force, or which may hereafter by in force, pertaining to the use of the premises. 5. Rules and Regulations. Lessee shall comply with all rules and regulations of the Lessor's which are as follows: Any guest of Lessee must sign a Hold Harmless for themselves & any minors accompanying them & text it along with a copy of their driver's license to ______, coasters must be used on all furniture, toilet, sink and shower must be scrubbed weekly. There is to be no smoking in the unit or anywhere near the main residence and all cigarette butts must be discarded in a trash can. There is to be no trash thrown on the ground only in a garbage can. Lessee will take their garbage out for dumping early Tuesday mornings and Friday mornings. When home, we ask that you set the air conditioner to no less the 72 degrees. No additional A/C unit or high drawing power appliances to be added. Please do not disable the security cameras that are outside of home & garage. 6. Parking. Lessee shall park using street parking. May use driveway for loading or unloading. 7. Keys. Lessee will be given a code for the front door to access the house. 8. Locks. Lessee agrees not to change locks on any doors. Lessee also agrees to keep the doors locked when not occupying the unit. If theft were to occur due to the unit not being locked by Lessee, the Lessee agrees to pay to replace anything that is stolen with like furnishings of the same value. 9. Upkeep of the Premises & Furnishings. Lessee shall always keep and maintain the premises in a clean and sanitary condition, and upon the termination of the tenancy shall surrender the premises to Lessor in as good condition as when received, ordinary wear and damage by the elements excepted. If damage to furnishings, fixtures or appliances occurs the Lessor is responsible for repairing or replacing. 10. Repairs or Alterations. Lessee shall be responsible for damages caused by his negligence & that of his family or invitees & guest or by inside or outside pets. Lessee shall not paint, paper, or otherwise redecorate or make alterations to the premises without prior written consent of Lessor. All alterations, additions, or improvements made to the premises with the consent of Lessor shall become the property of Lessor & shall remain upon surrender of the premises. 11. Assignment and Subletting. Lessee shall not assign this Agreement or sublet any portion of the premises. 12. Utilities. Included. 13. Security. The security deposit may be held by booking platform or directly through landlord and shall secure the performance of Lessee's obligations hereunder. Security Deposit can be used for any damage or missing items, or if any excess cleaning needs to be done there will be a $75.00 cleaning fee unless already collected by platform. 14. Right of Entry. Lessor reserves the right to enter the demised premises at all reasonable hours for the purpose of inspection, and whenever necessary to make repairs, alterations or to maintain the demised premises. Lessee hereby grants permission to Lessor to show the demised premises to prospective purchasers, mortgages, tenants, workers, or contractors at reasonable hours of the day. 15. Deposit of Refunds. The balance of all deposits shall be refunded by the platform. 16. Termination. This agreement will terminate on May 6, 2023, by 11:00 am. 17. Attorney's Fees. The prevailing party in an action brought for the recovery or rent or other moneys due or to become due under this lease or by reason of a breach of any covenant herein contained or for the recovery of the possession of said premises, or to compel the performance of anything agreed to be done herein, or to recover for damages to said property, or to enjoin any act contrary to the provisions hereof, shall be awarded all of the costs in connection therewith, including, but not by way of limitation, reasonable attorney's fees. 18. Hurricanes. In the case of a hurricane, we will put up the shutters. 19. Additional Terms and Conditions. The unit is being supplied with appliances and furnishings. Appliances include refrigerator, washer & dryer, oven, microwave oven, 1 65-inch ROKU Smart TV, (1) 55-inch ROKU panel tv's per bedroom, 2 large drum fans, ceiling fans, 4 small heaters, 1 Queen bedroom set per room with nightstands and lighting, 2 coffee tables & all kitchen wares. If anything is missing or damaged the lessee agrees to file a claim on the platform or replace it personally with a similar item. 20. Smoking. This unit is not to be smoked in by Lessee any of Lessee's invitees. 21. LAUNDRY. 2 Days given access to washer and dryer are Tuesday & Sunday Laundry must be removed daily.
