Owner pays for water and trash, Renter is responsible for electric. Up to 2 (small) pets are allowed per unit. Pet deposit is needed for each pet. Rent is due every 1st of the month, if contract is signed mid-month rent will be prorated. Renter will be given 2 keys for unit and 2 keys for mailbox. No smoking in Unit. Renter is responsible for maintaining front and backyard. If not, landlord will place an additional fee to Renter for maintenance. Contracts are on a 12 month cycle. After the initial lease agreement is fulfilled it will automatically renew on a month-to-month basis until either party gives at least 30 days written notice of termination or intent to move out or contacts landlords and renews lease for another year.
