This location is ideal for people who love being close to downtown, ASRA, the American River Canyon, and easy access to I-80. A dog may be considered for an additional fee. -Tenant responsible for all utilities. Solar is included and is a cost savings for electricity. -One car garage, off street and on street parking -No smoking of any kind allowed inside the house or the premises. - various fruit trees on the property -One small to medium size dog may be considered with increased deposit and $100 per month increased rent payment, tenant must maintain fence -Tenant must maintain renters insurance policy of $100,000 with all parties on lease agreement named -Proof of a 700+ credit score and gross income approximately three times rent amount. -1 year lease agreement. -Tenant to provide deposit amount and first month's rent at lease agreement signing.
