2-bedroom, 1-bath ground floor garden apartment in a 2-unit Victorian family home on a quiet street. The apartment is fully self-contained, with a separate address and entrance. This is a lovely, cozy, ground-floor apartment with French doors that lead out into the garden (planted mostly with native plants to encourage bees/butterflies/birds). All windows are double-paned, there is a gas stove, and a refrigerator with glass shelves. There is no dishwasher. There are closets in both bedrooms, a linen closet and recessed built-in bookshelf in the hall, a coat closet by the front door, and plenty of cabinets in the kitchen. There is exposed brickwork in the front bedroom, the 2nd bedroom closet, and the living area, as well as an exposed beam in the living/dining area. This is a ground floor apartment, so it doesn't get a lot of direct sunlight. But it is very easy to light up with the overheads and lamps and there are plenty of outlets to facilitate this. It warms up quickly using the baseboard heaters and retains heat well due to the double-paned windows. It also stays pleasantly cool on the rare occasions when we get hot days. The front gate/door was custom-made by a family friend it is a dutch door that opens 3 ways (the full door, the top half, or just the solid panel on the top half which leaves a slatted door). There is a shared laundry room (no coins required) with a utility sink, a shared small backyard/garden which includes a small brick patio, and a shared porch off the upper unit. There is also a small front garden with a wooden bench facing the sidewalk. The exterior of the house was recently restored and painted. This charming apartment is 3 blocks from the corner of Haight and Ashbury, up the hill so there's not a lot of noise. The street has a real community feel. There are lots of long-time residents, there is a FB group and a Google group for the street, and we have traditionally held an annual street party. There are public transit options within a couple of blocks -- the N Judah and 43 Masonic are within 3 blocks. There are other buses that ran through the neighborhood, but are on hiatus due to Covid. There is a lovely corner store (Ashbury Market) and the Bacon Bacon cafe right around the corner. Shopping nearby includes both Cole Street (3 blocks in one direction) and Haight Street (3 blocks in the other direction). Cole Street shopping includes Cole Hardware, Lukes Local Market, Pharmaca, Val de Cole Liquors, Cole Valley Pets, Cole Cleaners (dry cleaner), Postal Chase, and several restaurants/bars. Haight Street shopping includes Gus's/Haight Street Market, Whole Foods, US Post Office, Piedmont Boutique, Mendels/Far Out Fabrics, Goodwill, Haight Street Sock Shop, Fluevog Shoes, Decades of Fashion, Loved to Death, and much much more. There is a Walgreens about 6 blocks away at Parnassus & Stanyan. There are several parks within walking distance -- Buena Vista, Tank Hill, Panhandle, Golden Gate Park, Corona Heights, as well as the "minipark" above the N Judah tunnel at Cole and Carl. No smoking in the house, but okay in the yard. Cats are okay, other pets are negotiable. Rent includes water and garbage, and use of the laundry facilities. Owner pays garbage & water. Tenant pays PG&E, Cable, etc. Cats are welcome, other pets are negotiable. No smoking permitted in the house, but okay in the yard.
